How Pine Avenue Grew by 25 km

Main Roads Linked to Pine Avenue
Good access is the biggest reason Pine Avenue is growing. An LDA official told Dawn in March 2026 that hundreds of thousands of vehicles pass through it every day. Here are its main links:

- An underpass at Shanu Baba Chowk, sent for approval under ADP 2026/27.
- Removing concrete dividers so one stretch goes from six to eight lanes.
- Two pedestrian bridges, one of them in front of the cancer hospital.
- Green belts with trees and benches on both sides.
Uniform Commercialisation Rules
Under the proposal, only plots with 200 feet of depth from Pine Avenue would qualify for commercial use. Buildings would need a 40 foot front setback and could be no taller than 200 feet, which Dawn’s March 2026 report describes as ground plus 14 storeys. Dawn says the LDA expects Rs134 billion in commercialisation fees over five years, based on an estimated Rs15 million per marla.
